Hey Jeff,

Just wanted to tell you that i love your site. it is very intuitive. I've had it up all day since I spoke with you this morning, and i'm barely (10:30pm) getting a chance to look at it. But I think you've done a wonderful job. Not too much and not too little. It does exactly what you need it to do. Impressive. Congrats on your new move!

I 100% agree with you. Unfortunately, I am working on one of these listings right now - I had passed on it, but my clients saw the house advertised and wanted to see it, and ended up wanting to make an offer on it. We put in the contract that "buyers and buyers agent will not be responsible for any short sale processing fees." The seller signed our offer then and there, and now the listing agent is refusing to submit offer to bank. I have a feelling that is why he is refusing, although he hasn't said it.

No it does not need to be your primary residence. Many banks are approving short sales that are not the borrowers primary residence. We have sold many rental/investment properties through the short sale process. ... GREAT QUESTION!

bank of america is a mess with one department not knowing what another is doing. We were waiting for a "packet" with modification papers in it- they never came - we made the payments they told us to make, and then they sent a foreclosure notice. We sent them all the docs they wanted, with their requested payments, but they don't have the records. They dropped the ball after 90 days and told us we were not in their system, so then we asked to be reinstated, and once again, were told the packet should be arriving- and again, it never did. We were told not to make payments one week because we are in foreclosure, and the next week we were told to make payments. We were given wrong phone numbers to call. So much for making homes affordable. We are still up in the air not knowing if they will foreclose behind our backs or not. I am thinking it is time for a laywer.
